Tax time is coming – Here is a spreadsheet to help you track your rental expenses

Tax time is closer than you think.  Instead of waiting till the last minute and handing your accountant a box of receipts, you can use this handy spreadsheet to organize your income and expenses.  My accountant said she would love to have all her landlord clients using something like this, so here is one small step to making that happen.

The spreadsheet is flexible enough to let you add lots of entries and extra expense categories.  But, if you want the password (its there to help keep you from accidentally breaking the functions), just leave a comment and I’ll send it to you.

    Jason,
    I have been using your spreadsheet, it is very well done. Question: is there a function to total rent for a building? For a fourplex I input the rents for each unit and I would like to get a total monthly that will then total for a yearly report. I can get the yearly report for each unit but not for the whole building.

      Hi Rob,
      We don’t currently have that as a function. But, I’ll see what I can do to add it. I think it would end up being a “portfolio” summary. when I created the workbook, I did it for my rentals, which are all currently single family homes, except for one. For that one, I just put all income/expenses for all units under 1 property. But, I think we can handle your scenario by creating a summary for all “properties”, which in your case would be all “units”. Might take a week or two. I’ll email you when I’ve made the addition.

      Hi Gary, The only password on the workbook now is on the first page, the license. All the rest of the pages are open to editing.

    I have your 2016 P & L spreadsheet and have a problem changing the categories on the expense sheet. I believe it is password protected, or did I miss something in reading the instructions
